Waterfront Mall - 401 M Street, S.W., Washington, D.C.
A. Morton Thomas and Associates, Inc. provided comprehensive civil engineering and surveying services in support in connection with the Waterfront Development. This project was an adaptive re-use and expansion of the 1,150,000 square feet of office and retail space. The final development of Waterfront will include approximately 2 million square feet of office, 100,000 square feet of retail and 400,000 square feet of residential space.
The project consisted of the extension of 4th Street, SW, from M Street, SW to the northern property line limits, just south of "Eye" Street, SW. This extension runs through the existing building at the site that will be demolished and renovated as part of this project.
Services included:
- Performed all necessary field survey work, vertical control, computations, data-processing, and preparation of a certified topographic survey of Waterside Mall, #401 M Street, SW, Lot 60 in Square 4999 and Lot 88 in Square 542. Elevations were established by field instrument survey in DCDPW Datum.
- Prepared demolition documents of the project site including determining utility relocations required, utility disconnect points and necessary erosion and sediment control plans.
- Provided civil support documents for a PUD submission. Included plans or needed utility services, and stormwater management investigations.
- Coordinated with the Department of the Environement to review and obtain preliminary approval of SWM concept.
- Reviewed existing water and sewer conditions with DC Water and Sewer Utility Administration (WASA) and determined the required new storm drain, water and sewer lines for the project.
Waterfront - Northeast Midrise and East Tower
AMT provided preliminary civil engineering and surveying services for renovation to an approximately 31,600 square feet building footprint (Northeast Midrise) and renovation to an approximately 15,500 square feet building footprint (East Tower) including exterior improvements.
Services in progress included:
- Provided survey sketches and documentation for utility easements for instances where one building's utilities flow through adjacent building prior to connecting to public utility (for Northeast Midrise only).
- Provided survey sketches and documentation for an ingress/egress easement through the adjacent Town Center Apartments property (for East Tower only).
- Prepared Stormwater Management (SWM) Assessment and met with/provided documentation to DC Department of Health to obtain approval of a SWM exemption for this project.
- Provided layout and horizontal control for the site elements outside the building footprint to facilitate grading, construction of entrances, curbs, sidewalks, and site utility structures.
- Prepared grading plans to establish vertical control for new site features.
- Developed utility plans to include new connections for fire and domestic water.
- Prepared Sediment and Erosion Control Plans and coordinated with the D.C. Department of Health.
- Prepared detail sheets for all site civil elements including curbs, sidewalks, driveways, utilities, paving, stormwater management details, and sediment and erosion control methods.
