Residences at Georgia Avenue - 4100 Georgia Avenue, NW., Washington, DC.

A. Morton Thomas and Associates, Inc. has provided comprehensive civil engineering and surveying services for the new building which will be constructed at the intersection of Georgia Avenue and Taylor Street. The Residences at Georgia Avenue will offer approximately 72 new affordable rental units, 10,486 square feet of retail, and 36 parking spaces.

Services provided include the following:

  • Demolition plan.
  • Boundary and topographic survey.
  • Storm drain and stormwater management design for the treatment of surface runoff including plan views, profiles, and details for the stormwater management structure as well as hydrologic and hydraulic computations.
  • Review of existing water and sewer conditions with the DC Water and Sewer Administration (WASA) including determination of acceptable connection locations and condition of existing lines for the water, sanitary sewer, and storm drainage utility services.
  • Provided the layout for primary elements outside of the building footprint to facilitate construction of the building and utility infrastructure and grading within the project limits.
  • Preparation of site utility plans for water and sewer service connections to the new building from existing mains including details for fire service and meter vaults. Plans were submitted to DC WASA for review and compliance, and the Certificate of Availability from WASA was obtained.
  • Coordinated the fire flow test on existing hydrants.
  • Designed improvements within the public right-of-way including curb and gutter, sidewalks, and driveway improvements.
  • Preparation of grading plans to establish new vertical elevations of the exterior site features including details.
  • Development of utility plans including new fire and domestic water, sanitary sewer, and storm drainage system.
  • Driveway and curb cut entrance details and horizontal locations.
  • Erosion and sediment control plans in accordance with the Department of Health requirements.
  • Coordination with the City's Department of Health.
  • Preparation of detail sheets for site civil elements including curbs, sidewalks, driveways, utilities, paving, stormwater management details, and sediment and erosion control methods.
  • Procurement of permits for stormwater management, erosion and sediment control, and utilities.
  • EISF Documentation / Coordination.
  • Traffic control plan preparation
  • Site landscaping plan preparation.
