Marriott - Wardman Hotel, Washington, DC.

A. Morton Thomas and Associates, Inc. has provided comprehensive civil engineering and surveying services associated with re-development of the Marriott-Wardman Hotel and its property. This project included: Loading Dock 'C', Woodley Garage, and the Wardman West Residential Tower.

Redevelopment Planning

AMT participated in several pre-design efforts including presentations to the hotel management and the neighborhood community. AMT also assisted in the preparation of the Environmental Impact Screening Form (EISF) and its companion exhibits for submittal to the District's Permitting Office at DCRA. In addition, fire flow tests, utility test pitting, and traffic control plans were prepared.

Demolition and Redevelopment

The next phase of this project included the removal of the ballroom and the first level of the parking garage under the ballroom, and subsequently the removal of the lower levels of the garage, loading dock, ramps, retaining walls.

AMT prepared a site plan and supporting sediment control plans to be processed through DCRA and the Department of Health (DOH) in order for the project to obtain a separate Raze Permit from the Department of Consumer and Regulatory Affairs (DCRA).

Wardman West Tower

AMT then provided civil engineering services for construction of a new building on the Marriott Hotel Campus Site, which includes approximately 280,000 GSF on 8 floors with 154 residential condominium units. Additionally, 3.5 floors of parking below the building are provide for about 550 cars in approximately 139,000 GSF with a service tunnel ramping from Woodley Road down to Calvert Street. Loading docks are served below ground from this service tunnel. A second entrance is provided by speed ramp to the two lower levels used by the hotel. A drop off roadway is provided to the east face of the building.

Specific engineering services included:

  • Meet with District of Columbia Department of Health (DC DOH) Watershed Protection Division to discuss conceptual stormwater management design for the project.
  • Review existing water and sewer facilities with the District of Columbia Water and Sewer Authority (DC WASA) to determine acceptable points of connection for the water, sanitary sewer, and storm drainage to existing facilities.
  • Meet with Public Space representatives at the District of Columbia Department of Transportation (DDOT) to determine anticipated requirements for improvements within the public right-of-way.
  • Prepare site / grading plans to establish new vertical elevations of the exterior site features. Detail sheets will be included for necessary typical site elements including sidewalks, curb and gutter, and bituminous pavements.
  • Prepare site utility plans for water and sewer service connections to the building from existing mains in the street including details for fire service and meter vaults. Plans submitted to DC WASA for review and in compliance with DC WASA standards / specifications. Appropriate dimensions to new services will be provided as requested by the District of Columbia Office of Public Space (DC OPS).
  • Coordinate with DC WASA for the performance of a fire flow test on existing hydrants.
  • Prepare storm drain and stormwater management plans for the collection and treatment of surface runoff. This task includes plan views, profiles, and details for the stormwater management structure, as well as hydrologic and hydraulic computations in accordance with concept discussions with the DC DOH.
  • Prepare E/S control plans to cover the construction efforts in this project in accordance with the requirements of the Watershed Protection Division of the DC DOH.
  • Prepare Division 2 specifications.
